Below are the Terms and Conditions that must be agreed to when making a reservation with River Ridge Rentals.
Payment Terms: A payment of 50% of the total reservation amount is due upon reservation. The remaining 50% is due 60 days prior to arrival. If the check-in date is within 60 days, the full amount will be due upon reservation. Reservations are not confirmed until payment has been made. If the initial payment is paid via credit card, we will use that same credit card to process the second payment unless otherwise notified. Payment can be made via Visa, MasterCard, or electronic check. We do not accept Amrican Express, Discover, cash or checks. All funds may be placed in an interest-bearig account on which the interest shall accrue to the benefit of OWNER'S AGENT.
Damage Waiver: A non-refundable damage waiver is required with each occuage waiver covers routine wear and tear and minor damages (broken dishes, stained linens, etc) but does not cover intentional or excessive damages. You will still be held liable for any intentional or excesive damages as well as for any fineable offense which includes smoking in the property, exceeding the occupancy limits, unauthorized pets, unauthorized early check-in or unauthorized late check-out. Prior to your arrival, we MUST have a credit card on file to be used in the event of any incidental charges, excessive damages or fineable offenses.
Cancellation: Unless otherwise noted in the Rental Polices section of the property listing: Reservation payments are NON-REFUNDABLE and NON-TRANSFERABLE. Reservations must be canceled in writing. In the event a replacement tenant is secured, a refund may be issued for the newly negotiated rental rate for the number of nights rebooked. A cancellation fee of $500.00 will be charged prior to calculating a refund. No refunds will be issued for no- shows, late arrivals, or early departures. We are not responsible for loss, delay, or expenses incurred due to weather, road closures, flight cancellations/delays, illness, resort closures, or any other unforeseen circumstances. We highly recommend travel insurance!
Check-In: Check-in time is no earlier than 4:00 pm MST. Authorized early check-ins can be requested by contacting our office the day prior to your arrival. Please note an unauthorized early check-in is subject to a $500 fine.
Check-Out: Check-out time is no later than 10:00 am MST. Authorized late check-outs can be requested by contacting our office the day prior to your departure. Failure to depart by 10:00 am will result in a fine of $500 plus any charges levied by the housekeeping company for their time. The only exception to this is if you have received authorization for a late check-out in which case you must depart by the agreed-upon time.
Age Requirements: The primary renter must be 30 or older, and ALL other guests must be 30 or older or otherwise traveling as a family group. This is strictly enforced and we may request IDs of all guests who are attending the reservation. No high school or college groups are permitted regardless of chaperones. Any reservation obtained under false pretense may be subject to eviction and/or loss of rent.
Occupancy Requirements: The total number of adults and children allowed in the property at any time is restricted to the maximums as stated on the property listing. Occupancy limits are mandated by the local government and are strictly enforced. Absolutely no parties or events allowed; this includes weddings, receptions, and dinners unless specifically approved in writing by management. Unauthorized events will result in a fine of up to $5,000. Any reservation obtained under false pretense may be subject to eviction and/or loss of rent as well as a fine of up to $5,000. Guests are the responsibility of the renter.
Lodging Selection: We make every effort to honor your choice of property; however, in the unlikely event that we are unable to do so, we reserve the right to change your property. Examples of rare situations that could cause a need to move properties are significant mechanical issues or sale of the property. In that circumstance, we would offer you the option of either receiving a full refund or moving to a comparable property of your choosing (subject to availability).
Parking: Parking is limited to the maximum number of vehicles as stated on the property listing. Parking is never permitted in the street, on the lawn, or in nearby driveways or parking lots. Trailers, recreational vehicles, and motor homes are not permitted. Failure to comply can result in your vehicle being towed, significant fines, and/or eviction from the property.
Firepits, Fireplaces and Restrictions: Availability of firepits and/or fireplaces may be limited and usage is at your own risk. River Ridge Rentals and the homeowner cannot be held liable or responsible for injuries or damage that may be incurred, regardless of cause. Guests must follow all safety guidelines and precautions as well as adhere to all local fire restrictions and bans. Unauthorized fires are never allowed in Summit County. This includes campfires and portable fire pits. If an unauthorized fire is reported or evidence of one is found, the guest is subject to a $500 fine and possible eviction. Only permanent fire pits that have been inspected and permitted by the fire department are allowed. Note that even permitted fire pits are not allowed during times of high fire danger, fire restrictions, or fire advisories. Snow Removal: Driveway snowplowing is a contracted service that removes snow from the driveway when we receive more than four inches of fresh snow. Snowplow contracts state they have 24 hours to plow the driveway from the time the snowfall ends. Vehicles parked in the driveway may prevent the snowplow from servicing the area. Roadway snowplowing is provided by the local municipality and is outside of our control. We cannot be held liable for any expenses or losses incurred due to driveway and/or road conditions.
Maintenance: Please report all maintenance issues promptly by calling our office. Just as might occur at your own home, mechanical failures and other breakdowns can happen. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical failures.
Housekeeping & Furnishings: The vacation property will be cleaned and prepared with fresh linens prior to your arrival and will be cleaned upon your departure. You will be responsible for any cleaning during your stay and for leaving the property in good condition at check-out. We respectfully request that you remember you are staying in someone's home during your vacation; please treat it with the same care you would your own. Do not move the furniture and if the furniture is found to have been moved, a fine of $1,000 will be charged. If the property (including the hot tub and exterior areas) is found excessively dirty at check-out, additional fees will be charged to cover the costs of additional cleaning.
Entertainment Systems: The entertainment systems provided in the vacation rental are carefully set up to enhance your stay. Please refrain from any attempts to disconnect, tamper, or alter their setup, including any other electronics in the home. Any unauthorized alterations will result in a fine of $500. We appreciate your cooperation in maintaining the functionality and integrity of these amenities.
Departure Responsibilities: Please leave the property reasonably clean and in order. Place kitchen items (dishes, cookware, etc.) into the dishwasher and turn it on. Dispose of all trash in proper containers. Lock all doors and windows. Leave all beds unmade and linens on the floor. Please let us know of any damage or maintenance needs.
Property Access: Summit County is a high alpine environment; as such, we highly recommend 4-wheel or all-wheel drive vehicles for your own safety. Please see the property listing for details about whether or not a 4x4 vehicle is required. We are not responsible if you are unable to access the property due to conditions.
Property Rules and Regulations: Please observe all local laws including noise ordinances as well as any association rules and regulations governing the use of the property you are occupying. Failure to comply could result in citations, fines, and/or eviction.
Smoking: Smoking or vaping of any substance is NOT permitted in any property. If evidence is found that smoking has occurred, you will be charged a $500 fine as well as any costs associated with the damages caused and/or the removal of the odor.
Animals: Dogs are NOT allowed except in specific properties only with prior approval. Pet fees are non-refundable and are charged at $45 per night plus tax. Emotional Support Animals are not permitted except in pet-friendly homes with pet-fee. Service Animals, as defined by the ADA, are permitted with prior notification. Guests who bring an unauthorized pet will be charged $500 plus the cost of carpet cleaning and any other additional cleaning as needed. Cats are not permitted in any property. Violations may also result in immediate eviction and forfeiture of rent.
Hot Tub: Usage of the hot tub is at your own risk. Please see the Hot Tub Instructions located in the home as well as the Guest App for the full list of hot tub rules and requirements. If the hot tub is found to be excessively dirty upon check-out, you will be charged a fee of $100 to drain and refill. Hot tub failures and breakdowns can happen. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made.
Internet: Internet service is provided in all of our properties, however, we cannot be held liable for any outages that may occur. All wireless internet networks are password protected; the password can be found in our guest app or online guest portal. In addition, we are not responsible for any issues that occur with your equipment as a result of using the provided internet service.
Ski Area Access: If the property that you have rented is listed as a ski-in/out, please closely read the details of the ski area access. There are many different versions of ski-in/out so please be sure to fully understand the access abilities as well as the abilities of your group. In addition, ski-in/out capability is weather permitting and something we cannot be held liable for.
Lost & Found: River Ridge Rentals is not liable for any lost items. If items are found and claimed, a $25 service fee will be due at the time of shipping plus the cost of shipping. If items are not claimed, items will be disposed of accordingly after two weeks.
Errors, Omissions & Liability: Every effort has been made to provide accurate and complete information; however, Agent cannot be held responsible for printing errors, omissions or owner changes. Agent is not liable for damage, loss or injury resulting from errors made by tour operators, agents or transportation companies or for loss, delay or expenses incurred due to weather, strike, road closures, flight cancellations or any other unforeseen circumstances.
General Waiver and Disclaimer: You and those in your party recognize and acknowledge that there are inherent risks of physical injury when visiting an alpine environment. These injuries include, but are not limited to, injuries associated with extreme temperatures, snow, ice, rock and uneven terrain. You and those in your party agree to release, indemnify and hold harmless the Agent and Property Owner from and against all liability for any injuries sustained on the premises, resulting from any cause whatsoever, except in the case of personal injury caused by the gross negligence of the Agent or Property Owner. And further, that neither Agent nor Property Owner is responsible for any loss or damage to your personal property caused directly or indirectly from theft, adverse weather conditions, acts of nature, power outages, mechanical failures of the property or other unforeseen circumstances.
